	Contracts to buy previously owned homes rose to their highest level in more than two years in July, an industry group said on Wednesday, suggesting the housing market recovery was gaining traction.</p>

	Home prices gained and that is buoying optimism. From April to May there has been an overall increase in prices. The indication is that the market is recovering. The Los Angeles Times said on August 1, 2012, that there are fewer foreclosures and that the inventory is lacking. This is the second time that a gain has been reported. That bodes well for the 20 cities in the index. The optimism must, also, be tempered with the fact that the spring and summer have been strong buying months. Michelle Valverde, an economist with IHS Global Insight said that it might be premature to conclude that the rise in the prices will produce continued monthly increases. With the asking prices of homes down, interest rates as low as they have been, buyers who have been sitting on the fence should sit no longer. 	That is a headline in the Los Angeles Times today. The crisis here in California is ebbing. Fewer home loans are defaulting because the job market has improved. Employers are hiring again here in California. The foreclosure rate is the lowest since 2007. Great news!! Economists are even going so far as to say that a second wave of foreclosures is unlikely. The housing market has bottomed, Kenneth Rosen, an economist at UC Berkeley said. While the rest of the state is saying that their inventory is high, La Jolla and Del Mar agents are complaining that our inventory is low. Rancho Santa Fe does have a high inventory. Those homes will sell and we will begin to see appreciation. All indications this time around are that the prices will rise slowly. 	A new addition to the Stuart Collection of sculptures on the University of California San Diego campus. The sculptor is Do-Ho Suh. He has installed a home on a corner at the top of Jacobs Hall. The home, one is told is secure, however, it was built on a 10 degree angle and is installed on another 5 degree angle.&nbsp;Visitors can browse through the tiny one room cottage that is furnished and decorated with objects belonging to the UCSD community. The visitor can feel a bit of seasickness when inside because of the angle. It appears to have landed on the corner of the building. A garden is growing around the little house and that garden has been decorated with Adirondack chairs, grass and flowers. The artist wants the visitor to feel that the house and garden migrated from some place else. 	California&#39;s battered housing market improved in June as an increase in pricier homes selling in Southern California and the San Francisco Bay Area helped push up a key measure of home price strength.<br />
	<br />
	The state&#39;s median home price rose 1.5% from the prior month and increased 8.3% from June 2011, according to San Diego real estate firm DataQuick. The median is the point at which half the homes sold for more and half for less.<br />
	<br />
	It was the fourth consecutive month that the median rose year over year.<br />
	<br />
	DataQuick President John Walsh, in a news release announcing Bay Area statistics Wednesday, characterized the market as similar to 2009, &quot;only in reverse.&quot;<br />
	<br />
	&quot;Instead of foreclosure resales soaring they&#39;re waning, and instead of high-end sales slumping they&#39;re posting some of the larger sales gains,&quot; Walsh said. &quot;This is one of the main reasons that various price measures are pointing higher &mdash; a so-called change in market mix.&quot;</div>

	The races will begin on July 18. People come to the area, La Jolla, Del Mar and Rancho Santa Fe and rent homes so that they can go to the races. Hotel occupancy goes up, too, for those people who will not be here until the racing season ends in mid-September.</p>
<p>
	Bing Crosby was one of the founders of the track. He and his family would come here to vacation and attend the races. In fact, he was one of the people who influenced the building of the clubhouse and &quot;turf club.&quot; In the past, people rode horses in La Jolla in an area called La Jolla Farms and still ride horses in Rancho Santa Fe. There is a horse trail leading from Rancho Santa Fe to the ocean.</p>
<p>
	For the races, horses are flown from Europe, Asia and other areas in the United States. It is a lot of fun to spend a day at&nbsp;the races, whether in the Turf Club, in the bleachers or close to the track, all&nbsp;make for a great way to spend an idle San Diego afternoon.</p>
